I know I've asked before, don't know who actively does mortgage refinances here.

I have a 7/1 ARM that starts to adjust next year, and I want to go to a 30yr/fixed.

I called a couple places, seems if you want a 30 yr fixed they are only doing 80% loans...which means many won't qualify for those nice 4.3% rates. They didn't even offer doing the old 1st/2nd mortgage thing.

ditto. i was 90/10/10 and just went through a refi. i was told they are not allowing the home equity line of credit second mortgage thing (to avoid pmi) anymore. i had to reappraise and then challenge it to get a total loan value of 80% in order to get the new mortgage with a decent rate, and no pmi.

rob, i got a guy in baltimore that did mine if you're interested. dunno if that's too far, but in all i really only had to meet him once to sign the paperwork, everything else was email/phone. he was quick and really worked with my situation.

My dude have help out alot of Dot commers and at least 12 folks. In the end the fee's were super low...lower than anyone elses and you get what you want.
