Anyone has real estate license? - January 24, 2017, 03:35 PM

So I was wondering if we have any real estate agents on the forum? As I am planning to do it on the side or more for learning experience.

I am planning to prepare for the exam and was wondering if any place I should go for or consult?

Any other suggestions or pointers?

I did VA back in the days. Most of the courses are a week long 8-5 type of thing. At least they were when I did them about 8 years ago. The exam is relatively easy if you go through a reputable course but honestly you will learn everything you need to learn once you actually start doing the work. I did it part time just for my mom's properties to keep the $$ in the family. Anyways that's all I can contribute here. Corbett on here is an awesome agent/broker that has been doing it for a while and he may give you some great pointers if you PM him.

I don't know what the requirements are for VA but I took the online class a couple years ago at the urging of several experienced agents. They basically said that the class teaches you nothing and everything practical you learn is OJT. I've found that to be 100% true. The online version allowed me to move forward at my speed rather than a more structured (read:slow) pace.

Overall, this is something I've done on the side too and the commissions earned allowed me to buy a house with no money out of pocket and cover all my fees for the next 10+ years. I basically just handle whatever falls in my lap from friends and family.

I did it with my wife years ago. I went through the class at Long and Foster with her. I finished the state test in less than 20 minutes. Piece of cake. I think the test is all online now. She did it for several years. I never activated mine. You'll be one of millions of agents.

One thing about doing it on the side though... there is a lot of fees and other expenses involved to keep your license up to date and active. You can become a referral agent only as well. So you just need to make sure you make enough money out of it to cover the costs.

Not sure if VA is the same but MD is roughly $750-850/year.

Yeah it's pretty expensive in VA. Depends also on the broker you're working under. What kind of office fees etc. they have. Then they really push you to become a Realtor as well. It's basically a "club" that you pay to be a part of. I remember spending at least 1K a year. Don't forget about the initial expenses like the boards, signs, electronic locks etc. that you invest in if you're looking to sell. The bright side is the write offs you get.
