Ok - so the wifey and I are thinking of renting out our obnoxiously huge basement that we don't use at all.

I don't know what I should price it at.

Here's the details - I welcome your feedback.

Location: Gainesville, just off Linton Hall & Glennkirk - very close to Virginia Gateway shopping center and I66.

Details -

The entire basement would become quasi-apartment. That means single bedroom (intended to be a movie room though, so no closet space), full bathroom, and the equivalent of 3 decent size rooms => 1 large living room space, another space large enough for a pool table, and a third space big enough for a home gym and accessories. There are also two very large storage spaces. The ceilings are tall and there is a private entrance via stair well to the back yard (I could put a stone walk or something that goes around to the driveway if the private entrance is important).

The kitchen would be shared (very large kitchen with island, two ovens - the whole 9 yards) and two eating spaces (breakfast table & full size dining room). Also plenty of garage space for motorcycle and/or tools etc.

Hmm... that's about it I think. The rent would include utilities so there's no fuss.

Besides the utilities portion - what do you think I should consider renting it for? Also, would anyone be interested in something like this?

I think he is trying to get an idea of what to charge first and foremost.

I would say with utilities included, about $750-$850 as a minimum.

That axle bolt must of been expensive.

Mike cut it off and I ordered the parts this morning: $70 shipped and they should be in late this week or early next week.

Regarding the rental - we're just feeling out what it might go for at this point, but it would be available as soon as the decision is made. Probably in the next day or so.

I figure it would be a 1 year lease, 1 mos rent deposit plus first month's rent due at move in.

Still sorting rent amount out.

I knew I shouldn't have spent a bunch of money on bike parts... I need a place at a decent price

Not sure how big we're talking here for the place, but honestly most people can find a conda for rent with two bedrooms one bath and a kitchen for 800 bucks.. I'd say that's a bit steep.

I'm actually livin in my friends basement right now, pretty much sounds like the same setup as yours, except I have 2 closets in my room (1 reg closet, the other a LARGE storage space) plenty of room really, I still haven't unpacked all my boxes they're just in the storage room.

I'm payin $700 flat up, utilities, groceries, internet, everything. I was lookin around and I did find some places for around $600/month, but when I added in the utilities and everything else I'm actually savin money stayin with him. He's hookin it up for me cuz we were in the Marine Corps together, he got out and I got force extended. Life does some mysterious things.

Wow! Show me that place so I can move there. j/k The two bedroom apartment I had in Ashburn was like $1100 /mo and my current basement is twice the square footage easily, plus you get a garage.

Dimensions of my basement: (all approximate - not exaggerated, measured by my foot)

Bedroom = 14 ft X 20 ft (I currently have a queen bed and bedroom set in here and it takes up less than half the space.) Bedroom has double door entrance with glass pane.

The "rooms" (note these rooms are not wall separated, but there is clearly defined space - if that makes any sense)

Area 1 (formerly for weights) = 18 ft x 12 ft
Area 2 (the area I planned to have a pool table in) = 23 ft x 15 ft
Area 3 (the "living room" - cable outlet here) = 18 ft x 14 ft

Plus 1 finished closet and 1 unfinished storage room (didn't bother measuring).

Plus a very good size full bathroom.

Plus miscellaneous "walking" area that doesn't fit neatly into my "room" measurments. lol

You're I guess in a way renting out a room since you don't have a quasi kitchen down there, if you did you could treat it like an apartment and could get up to 1000/month easy.

With what you said and having to go upstairs to cook I'd say that charging someone $600-$800 for everything would be appealing to people. The garage is a definite plus.

I dont know where you are looking. I was paying $1500 a month in Fairfax for 2 bed 2 bath and they raised the rent to $1835.


Brad that sounds like an awesome place you have. I would look into adding some type of Kitchen into it. Than I think you could get $1100 That would be a deal for a 1093 sq. foot appartment.
