Congratulations brother! Moving sucks the worse but gives you a chance to get rid of a bunch of unnecessary stuff. Keep your place lightly decorated the first year so that you can make repairs and home improvements slowly without having to pay for it and risk damaging furniture. Good luck!

The tax savings isn't what it use to be in the day of 12-15% interest rates either!
Man do I know the feeling. Like the time we had somebody look at the roof cause a hatch door was leaking just a little bit and it turned into $20k+ new roof and tuck pointing. Or the time the tenant called and said "the bathroom pipe seems to be leaking a little bit" turned out the floor was covers and it had been leaking for months and they didnt think it was that big of a deal. Well now after they move out we get to re do the whole bathroom and kitchen because of water damage.

You know even with all of that I like having the building. My dad will have a place to live with out worries at all here in the next few years and I have a nice retirement plan in place.

Best of luck to you with your new home.

Congrats man......it will be a pain at times but it is worth it. I had to adjust to not being able to call someone to fix random stuff when little things were not right but I do enjoy it being my place.

Nothing like being able to do what you want to it and not have to worry about someone giving you crap. You will get to know Home Depot and Lowes realllly well.
