Good luck...

I lost 3 contracts already to CASH buyers in Lake Ridge area...don't want to feel like the thread prick here...well I don't mean to sound like one, but I'll say that as everybody is saying buy a foreclosure, good time to buy, etc...yeah if you're an investor and you make money buying houses! but for the common man, they're locking us out b/c banks want the cleanest contract.

I've foregone home inspection contingencies, asked for no subsides (spelling), etc..I've offered thousands over the list price. And no luck...EVERYTIME the banks taken the CASH offer.

Shit if I had 150K in cash I would have a house. But I don't. If I had hours upon hours to look and put contracts on a house, I would be home free, but I work 9-5 so by the time a house lists and I can get a contract on it after viewing around 6:30PM or so the house has multiple offers...like 2-3! FUCK

CAN I LIVE????????

It'll be a bittersweet feeling for me (a house buying hater...lol). Bitter=because I want a house...sweet=because someone beat the investors!!!

From how I understand, once the contract acceptance periord closes they review all contracts...unless it's a bank that just takes the first one.

Keep thinking positive. I took a 3 week long break b/c I was so pissed off after looking for about a month. I am going to start looking again this Thursday and Friday with my realtor.

Keep at it. Open up your search area. Look for listings that have just came available on the market. take a look at houses after work bring a flashlight. If your realitor wont show houses when you want find another realitor. Your realitor should be sending you new stuff all the time. He or she should be looking for you thats what they are paid to do.
