Question Question for Affordable Dwelling Unit (ADU)? - March 7, 2017, 08:35 PM

As the title suggests, was wondering if anyone has gone through this ADU program for Loudon or even Fairfax? I am more interested in Loudon though.

How was your experience and would you recommend it? Is the process fairly simple or no?

I have read that wait times can be longer, any other issues?

Both of my neighbors are in ADU's. One of them is abusing the system by having multiple adults living in it. The other neighbor must have needed an ADU to help pay for the three high end European cars in the driveway.

They seem to be enjoying themselves, and probably have a $700/month mortgage. I believe the process is long, I'm sure there's a big waiting list. If you live and work in the same County that you apply for, you go to the top of the list.

After you live there for 15 years you can sell the house at fair market value and keep half the profit I believe. If you sell before than, you don't make any money.

I believe my cousins are in an ADU in Fairfax county. They have lived in there for about 14/15 years now and it has probably been the only reason they have been able to afford to live in this area. I don't remember the process being all that difficult being that me, my cousin, my sister all of us worked for the county so we had some contacts to get them high on the list and first picks at the newer houses in the program.

I'm not sure about all the rules on selling and profiting and all that jazz but I know it's a great program offered by the counties to help families that wouldn't be able to enjoy the area otherwise.

I'm willing to bet this happens a LOT. Damn shame that the people that really need it might not get it because of people like this.
