What is a Garage worth - January 22, 2008, 09:48 AM

it is such an interesting time right now in the real estate market

I am considering selling my 2 bedroom 2 bath condo and getting a 2 bedroom 2 bath condo with a garage

what is a garage worth?

10k?
20k?
50k?
100k?

how much would you be willing to spend to have a garage if you had to move?

assume the mortgage is about the same maybe +100$

Depends on where you live.

A garage in Arlington is worth a hell of a lot more than a garage in Broadlands.

I'm also house shopping and man a garage is so expensive. I wish they sold a 1bedroom with a garage lol.

Hell I would take a 4 car garage and then live in it!!!! I have been looking in the Sterling area and a 2 car garage adds around 30 grand easy!!! I would spend up to 50 extra for a 2 car garage.

I just signed a hell-of-a deal on a new home in SouthRidings' Avonlea development. Going to closing end of March.

However those of you who are looking for a good deal on a 2br/2bath/loft/1800 sq ft/huge garage (talking 1 car 2-4 bikes w/ some storage my (landlords) current place is up for sale in FFX for around the 320k mark. Great location (rt50/66/29) 8yrs old, well maintained, top 3rd/4th level in building.

When i was looking at condos and lofts in Chicago 5 years ago. A parking space Not a garage was going for 50k. Now thats one parking space, thats it. Granted it was in downtown Chicago but still 50k for a parking space. When my parents had the garage built it raised the value of there house 25 grand. They live on the outskirts of Chicago.

+1 - and all garages are not created equal...

Some things to consider if you haven't already...
  • Is the garage attached or detached (a positive for single family to be detached, negative for condo or TH)
  • Does it suit your needs (enough room for car + bikes + tools + storage etc...)
  • Does it need work (finished walls/floors/storage etc...)
  • Driveway off garage?
  • Metal doors or wood? Insulated? Openers?

the garage would be attached to the condo

it is a one car garage

it is a typical size one car garage

yes there is a driveway attached to it
